The luxury of wisdom

The person in charge at Premier Properties of Southwest Florida is a man of many mentors.

Mom and Dad. A congressman scholar from North Carolina. The U.S. Army. A Connecticut bank president. A good friend and business partner named Tony Parker. Sarasota real estate magnate Michael Saunders.

Steve Bailey has learned from them all.

His path to his post as vice president and Sarasota regional manager for Naples-based Premier Properties led through Miami, Virginia, Delaware, New Jersey, North Carolina, New Orleans and Connecticut.

Once it led from Jacksonville — right back to Jacksonville.

Bailey’s father was a Pratt & Whitney turbojet generator supervisor and moved from place to place to help clients build and maintain the machines. As often happened, the elder Bailey’s bosses told him to leave one job, in Jacksonville, and move on to the next one in Niagara Falls, N.Y.

Halfway there his dad checked in with the boss, who said the New York job had been cancelled and to head back to Jacksonville.

“I don’t remember it being a big problem. We just reversed directions and returned to Florida,” Bailey said. “My parent’s bought another home, and we enrolled in the same school system. The Realtors loved us.”

Bailey said situations like that helped set him up for success later in life, making it easier for him to move to new places as his education and career unfolded, and adjust to the new surroundings and people without being intimidated by either.

His father, a giving, fair man who stopped just short of letting anyone take advantage of him, taught Bailey one of the axioms he still lives by — and runs Premier with — today.

“This, too, will end,” Bailey said. “If you are on top of the world, it will end. And if you are at the bottom, it will change, too.“

Taking a risk

Since Premier opened its Five Points Plaza office in November 2006, the luxury real estate firm has consistently ranked No. 1 in average listing price ranging from $1.17 million so far this year to $1.34 million in 2007, according to data from California-based Trendgraphix.

Premier also is holding its own against some of Sarasota’s larger firms in terms of sales of properties for more than $5 million — Premier had nearly 10 percent of that market share during the last year with barely 30 agents.

Talbot Joins Premier Properties

Premier Properties Sales Associate Earns International Certification

Deborah Beacham has been awarded the Transnational Referral Certified (TRC) professional mark from the International Consortium of Real Estate Associations (ICREA). Beacham is affiliated with Premier Properties of Southwest Florida, Inc. REALTORS. Beacham is one of a growing number of professionals in Sarasota to earn the TRC, reflecting the increasingly global nature of the real estate industry. 

The Transnational Referral Certification was developed to help real estate professionals better serve clients and customers who are looking to buy or sell real property outside their own country and who will benefit from working with a real estate professional in that foreign market.  TRC certified real estate professionals are trained not only in the mechanics of cross-border client referrals, but also in how to work in the client’s best interests in the same manner they would a domestic client.  All TRCs adhere to a national professional code of conduct.

“Incredibly Good News” for Florida Forecasted

While early reports of a spring thaw in real estate sales have been welcome news for real estate professionals, comments from a seasoned authority who has weathered several cycles of up and down turns in the markets created a collective sigh of relief. Alumni of the University of Florida School of Real Estate heard the positive analysis from Steve Bailey, Vice President of Premier Properties’ Sarasota operations. The 1st Annual UF Real Estate Spring Kickoff was held recently at the Polo Grill in Lakewood Ranch. The UF School of Real Estate is one of a few such schools in the nation.

“From 2003 to 2005, we had a market on steroids and to borrow a phrase from the past, many people were acting with ‘irrational exuberance,’” stated Bailey who manages Premier’s multi-million dollar book of upscale residential business in Sarasota. “I’m not surprised at the correction because, at some point, the law of gravity has to apply. The correction is healthy for the market, but the duration has lasted longer than normal. Typically, it takes markets about two years to stabilize after record appreciation.” Bailey went on to quote Warren Buffet, “(he) gave good advice when he said: ‘When everyone is greedy, be cautious. When everyone is scared, it’s time to be brave.’”

So what gives Bailey courage as the market slowly nudges it way out of the correction? “Demographically, there is incredibly good news for Florida and especially Southwest Florida. In the next ten years, almost 50 percent of the population growth in the U.S. will come from three states: California, Texas, and Florida,” he quoted. “Also, Florida is still tracking to surpass New York in the next few years and become the third most populous state in the nation with over 20 million people. And to state the obvious, interest rates are at historic lows.”

About Steve Bailey
Steve Bailey started his real estate career selling recreational land in the White Mountains of New Hampshire part-time while in college. After serving in the U.S. Army as a First Lieutenant in Viet Nam, he entered Tulane University School of Law, passing the bar in 1975.

In 1979 he joined the real estate profession full-time as a sales associate for Merrill Lynch Realty. Eight years later, he was president of the Commercial Investment Division of Merrill Lynch Realty/Connecticut, and executive vice president of its

residential operations in Connecticut and Long Island, directing the operations of 68 offices and more than 1,800 sales associates.

In 1988, Bailey was recruited to restructure the Connecticut real estate subsidiary of Dollar Dry Dock Bank. In 1992, Bailey purchased the company and grew the business to 16 offices and 345 sales associates. He sold the company in 1998 to become a principal in Parker Bailey Associates, LLC. The firm provided national real estate advisory services, offering businesses planning, human resources development and new product and service consultation. While with Parker Bailey Associates, he further refined his abilities in evaluating and developing new products and services for the residential real estate industry with an emphasis on e-commerce and the Internet. He joined Premier Properties in 2006.

In addition to Steve’s law degree, he has a B.A. in Political Science from East Carolina University in Greenville, North Carolina. Following his duty in 1968-1971 in Viet Nam, Steve was awarded a Combat Infantry Badge, the Vietnamese Cross of Gallantry, a Bronze Star and a Purple Heart.

Vieira Appointed to Residence International Advisory Committee

Premier Properties of SW Florida, Sarasota office, announced today that Sheryl Vieira, director of marketing has been tapped to join the Strategic Marketing Committee for Residence International, a membership organization comprised of luxury real estate brokers. Originally envisioned as an entity co-owned by Realtors, today it is a multi-media culmination of over twenty years of real estate publishing experience. Residence International promotes members properties in a quarterly magazine distributed on an international basis as well as highly visible internet presence. Only100 real estate firms are members of the organization.

Vieira is one of 11 marketing professionals chosen and will represent this region of the United States. In Sarasota, she is active as a member of the Florida Public Relations Association, the Young Professional Group of the Sarasota Chamber of Commerce and the Advisory Board of Make-A-Wish Foundation of Central and Northern Florida. She has been recognized for her marketing and public relations efforts for the Junior League of Sarasota and has received two Addy Awards.

Premier Sales Associate’s Rated FIVE STAR

FIVE STAR: Best In Client Satisfaction, a designation awarded by independent research firm Crescendo Business Services, singled out nearly one-quarter of Premier Properties Sarasota real estate agents in their yearly survey of Sarasota homebuyers and real estate experts. Crescendo surveyed over 20,000 Sarasotans – residents as well as mortgage and title company executives – to ascertain who should be awarded the FIVE STAR designation. Respondents were asked to nominate and evaluate agents based on nine different criteria. The results were tabulated and vetted by a blue-ribbon panel of local industry experts to determine the final list. According to Crescendo, safeguards were in place to ensure that nominees were evaluated independent of company affiliations.

The Envelope Please
This elite group – only 5 percent of the area’s 8,500 licensed real estate agents – excels in customer service, communication, negotiation and overall satisfaction. The Premier Properties agents who were named cover a wide range of territory – from Lakewood Ranch to Casey Key. Their common thread is the ability to find the right home for the right customer. Premier Properties of SWFL Team Raises Bar to $6.9 Million

A new record for a real estate sale on Bird Key was set today with the sale of a residence for $6.9 million. The five-bedroom estate with waterside pool, spa and deepwater dock was listed with Marcia Salkin and Paulene Soublis of Premier Properties of Southwest Florida, Inc., Sarasota Division. The property is located at 643 Mourning Dove Drive.

The sellers, Mickey and Brooke Callanen, contracted Bella Casa of Sarasota to build the luxury property. The architect was Cliff Scholtz. The buyers were not disclosed.”This sale demonstrates the drawing power of Sarasota, especially the appeal of waterfront living,” said Steve Bailey, Vice President and Regional Manager of Premier Properties.”We continue to experience robust activity in the luxury home market here as established by this record breaking sale price.”

The Callanen’s, formerly of Darien, Connecticut reside on Siesta Key in Sarasota. The Mourning Dove Drive property was the fourth residence property they have constructed in the area. The Callanen’s were successful real estate developers in Connecticut, although Callanen is probably best known for his marketing success in creating demand for branded timepieces with Guess watches in the 1980s.

Surrounded by Sarasota Bay, Bird Key is an exclusive enclave of quiet streets and beautiful views. Residents of Bird Key include several international celebrities, although the island is known for its privacy and security. Another plus is its proximity to the many lifestyle and cultural amenities for which Sarasota is recognized.
